This is a dilemma for many homeowners, and it’s probably time for a reevaluation of what you are trying to achieve with the sale of your property. While there are many reasons why your property may not have sold, the primary reason is usually that it is either priced too high for the market or there is some fundamental reason why the purchasers are not offering to buy.
So you first need to ask yourself some questions. Why am I selling? How motivated am I to sell? Am I happy to sit and wait until someone comes along who is prepared to pay what I want? If you are happy to wait, you may wish to just remain listed with your real estate agency and appreciate that it may take some months.
I am serious about selling, what should you do now?
Have an open and frank conversation with your real estate salesperson and/or their manager. Ask them the same question. If you have been through a full marketing campaign, you should have written feedback from them as to why the purchasers that have been through the property are not buying your home.
Is it the price?Do the purchasers think it is too high for the area, the size or the location? If so, then you need to price the property more realistically. It is amazing how often a reduction in price can suddenly create a wave of new interest as buyers who considered your property to be out of their price range may now be able to afford it. Another option is to market the property again but without a price, by way of an auction or a tender, whereby the market determines what the price should be for a sale to conclude.
In my experience the price of a property will overcome most purchaser objections to other issues such as buying on busy roads, building issues and locations etc.
I am not happy with my real estate agency, what should I do now?
Again, discuss with them the reasons you are not happy about the progress. Is it because they have failed to sell your home or is it that you feel that they didn’t do a good job in their endeavours? Many homeownerscriticise real estate agents for not selling their home, despite the fact that they have done a good job. Others have genuine concerns about the service they received and these concerns should be discussed with the agency and appropriate remedies applied. They may release you from your sole agency obligations or offer some additional assistance to sell your property.
Finally, don’t lose hope! Your property will sell as long as the fundamentals in any sales transaction are there…a willing seller and a willing buyer.
